Wynn Al Marjan Island is a $5.7 billion resort with 1,530 rooms, a theatre, a spa and its own beach, and at its centre is the first casino in the UAE. The scale of the project already says something about its audience: this is a casino inside a full destination, not a gaming hall for one type of guest.

Wynn expects international VVIPs to be the largest single group at Wynn Al Marjan Island's casino, with tourists and domestic players making up the rest of the planned gaming revenue. Our Wynn Al Marjan opening in September 2027 update covers the timeline, and the figures below are current as of October 2026.

Who Is the Wynn Al Marjan Casino For?

Wynn's investor update from October 2024, as reported by trade media, splits the expected gaming revenue (GGR) into three groups:

  • International VVIP: 37%
  • International tourism: 29%
  • Domestic: 34%

VVIPs, described in trade media as ultra-high-net-worth individuals, are the biggest single group, though tourists and domestic players together account for 63%. We have not seen a public update to this split since 2024.

Why Wynn Expects This Mix

Several things around the project point in the same direction:

  • VVIP. Wynn bought Wynn Mayfair in London in 2025 and says it helps build its player database because of the "significant VIP overlap between London and the UAE." Wynn has also advertised casino host and casino marketing roles covering Dubai, Riyadh, Doha and Cairo.
  • VVIP infrastructure. Ras Al Khaimah airport is planning a VVIP terminal, and its CEO Manish Seth told AGBI it will cater to "Wynn's exclusive guests."
  • Tourism. The airport passed 1 million passengers in 2025, up about 50%, with India, Pakistan, Saudi Arabia, Egypt and Russia among its main markets. The emirate welcomed a record 670,000 visitors in the first half of 2026.

On its Q2 2026 call, Wynn management said it expects demand for the core gaming product to exceed supply, and that the customer group it prioritises first will depend on conditions at opening.

What Is Known About the Wynn Al Marjan Island Resort and Casino

The casino. Wynn's casino on Al Marjan Island will have two gaming areas, with a gaming area of about 225,000 square feet in Wynn's October 2024 plan. Credit play is permitted. Wynn's model puts steady-state GGR at $1.0 billion, $1.33 billion or $1.66 billion (low, base and high cases), with a blended gaming tax of about 10 to 12%. Wynn owns 40% of the project.

The hotel. The Wynn Al Marjan Island resort has 1,530 rooms and suites. Its Wynn Al Marjan Island tower topped out in December 2025, and interior works are under way.

Dining, shopping and shows. Guests can choose among 22 Wynn Al Marjan Island restaurants, lounges and bars, and there is a five-star spa and designer boutiques. Wynn Al Marjan Island entertainment centres on a theatre. Wynn's 2024 plan also included about 130,000 square feet of luxury retail and 145,000 square feet of meeting and event space.

The beach. The beachfront is finished: 550 metres in three areas (Resort Beach, Adult Beach and Enclave Beach), with a lagoon for swimming and snorkelling. Engineered reef units offshore support marine habitat, a feature known as the Wynn Al Marjan Island reef. The resort's Wynn Al Marjan Island location is Al Marjan Island in Ras Al Khaimah.

Source: Wynn annual report for year-end 2024. Al Marjan: Wynn's plans (gaming area from October 2024, rooms from August 2026).

What the comparison shows:

  • Floor size. At about 225,000 square feet, the planned gaming area is larger than Las Vegas and Boston, and smaller than Wynn Macau and Wynn Palace.
  • Rooms. 1,530 rooms sit between Wynn Macau (about 1,010) and Wynn Palace (1,706), and far below Las Vegas (4,748): a compact luxury resort rather than a mega-hotel.
  • Dining. 22 restaurants, lounges and bars is more than Boston (16) and Macau (12 to 14), and fewer than Las Vegas (34).
  • Tables and slots. Macau floors carry more tables relative to slots (Wynn Palace: 303 tables, 598 slots), while Las Vegas and Boston lean on slots. Wynn has not said which balance Al Marjan will follow.
  • Staff. Wynn employs about 28,000 people (about 11,500 in Macau and 16,500 in the United States) and does not publish a per-resort count. For Al Marjan, Wynn is targeting about 3,000 team members by the end of 2026, a figure for the whole resort, not only the casino.

The Q2 2026 results add a second parallel. In Macau, mass play is growing while VIP turnover contracts: combined VIP turnover was $3.2 billion, down 36.8% year on year, and mass table drop was $3.65 billion, up 5.5%.

In Al Marjan, Wynn plans VVIP as the largest single group. The two figures are not the same measure, though: Wynn reports Macau VIP as rolling-chip turnover, while the Al Marjan figure is a share of gaming revenue.

What Wynn Has Not Shared Yet

Wynn has not published:

  • how many tables and slot machines the casino will have
  • how the gaming area is split between the two gaming areas
  • whether there will be a poker room
  • betting limits and the dress code
  • the rules for resident access
  • the final number of staff at opening

The plans have already been updated since 2024: the room count moved from 1,542 to 1,530, and dining from 16 restaurants to 22 restaurants, lounges and bars. The casino numbers may move as well.

Wynn has not said why. What its statements do show: as of October 2026 the opening is under a year away, management says customer priorities will be set closer to launch, and Wynn guides in ranges rather than single numbers. Its share of Al Marjan EBITDAR is projected at $265 million in the low case, $345 million in the base case and $460 million in the high case, with $525 to $650 million of equity contributions still to come.

Built for VIP Guests, Felt by Everyone Who Works in Ras Al Khaimah

The resort is designed for demanding guests, but its first effects are on the people who will work in and around it.

  • Jobs and skills. Wynn Al Marjan Island had 251 team members at the end of 2025 and 425 by June 2026, mostly senior executives, senior managers and support functions, with division heads in place across gaming and non-gaming areas. Wynn plans about 2,750 hires in 2026, and current vacancies span gaming, marketing, finance, food and beverage, events, IT, legal and retail.
  • New expertise. The UAE has no operating casino, so gaming skills have to come from outside. As recruiter Aws Ismail of Marc Ellis Consulting & Training put it, "There's simply no one here who's done that in the country." Wynn's listings include dealers, pit managers, table operations managers and casino hosts. Recruiters expect competition for luxury hospitality talent to build over the next 12 to 18 months, with the effect most visible in accommodation and family benefits.
  • The airport. Ras Al Khaimah airport passed 1 million passengers in 2025, aims for 1.5 million by 2027, and is adding capacity and a VVIP terminal while exploring routes in Central Asia, Southeast Asia and China.
  • Tourism and hotels. The emirate is targeting 3.5 million visitors a year by 2030 and plans to grow from about 8,700 hotel rooms today to around 20,000, with W, Nobu, Fairmont, Nikki Beach, Four Seasons and The Unexpected in the pipeline. By our calculation, Wynn's 1,530 rooms would be roughly one in seven of the rooms added.

For hotel, restaurant, aviation and events professionals in the emirate, that means more roles, new standards and a wider choice of employers, even for people who never set foot on the gaming floor.
